What Drives the Cost of Real Estate Photography in Northeast Texas

6 min read By Joe Shipman

Ask five photographers what a listing shoot costs and you will get five answers, four of which arrive by email two days later. That is not an accident — pricing is where most studios go quiet, because the honest answer has conditions attached.

Here is the honest answer, with the conditions.

The number depends on three things

Square footage. A 1,400 sq ft starter home and a 4,800 sq ft custom build are not the same job. The second one is not three times harder, but it is meaningfully longer on site and meaningfully longer in post.

Whether it needs to fly. An aerial changes what a listing communicates. On acreage it is not optional — a buyer cannot understand ten acres from the ground, and neither can the photograph. It is what our aerial work is for. On a zero-lot-line house in town it is often a nice-to-have.

What else the listing needs. Photos alone, or photos plus a 3D tour, a floor plan, and a vertical cut for social. These are different deliverables with different production time, and bundling them is cheaper than adding them later.

Where the number lives

Every rate — listing packages, aerials, 3D tours, video, floor plans — is quoted and booked in one place: booking.luminouspro.com. Enter the address and the square footage, add whatever else the listing needs, and the price comes back before you confirm anything.

Listing work is the one line we keep in the booking system rather than printing on a page. A listing price depends on the address, the square footage and what you add to it, so a printed table would mislead half the people reading it — and a rate printed in two places eventually disagrees with itself. Session, wedding and headshot rates are published on the site itself, because those are flat.

What that means practically: you never have to ask what something costs. You can see it, for your actual property, in about a minute.

What you should expect for it

Whatever the number is, these do not change:

  • A fast turnaround. Most listings are in your inbox the next morning. Bigger properties, twilight shoots and anything with video or a 3D tour can take longer — you will know which when you book, not after. Where the same work repeats on every listing, we write software rather than do it twice.
  • Travel is charged plainly, not as a mystery “zone” that doubles the invoice. We work a fifty-mile radius from Commerce, which takes in Greenville, Sulphur Springs and the rest of Hunt and Hopkins counties. Ask when you book and you get the number for your address.

The part nobody prices

The reason to care about any of this is that listing photography is the only marketing asset that gets seen before a buyer decides whether to come. A buyer scrolling Zillow at 11pm sees one photograph before deciding whether to keep scrolling. That photograph either earns the click or it doesn’t, and no amount of description copy underneath rescues it. Properties with professional photography have been shown to sell faster and at higher prices than those with poor photos.

That is the whole argument for hiring this out. Not that the photos are prettier — that they are doing a job.

If you want the number for a specific address, the fastest path is the booking site. If you would rather talk it through first, call the studio.
